How much does it cost to open a med spa in Canada?

The short answer. There is no single number, and anyone who quotes you one without seeing your unit is guessing. Three things decide it: how many treatment rooms you build, whether you buy or lease the first device, and how many months of operating costs you fund before the calendar fills. The third matters more than the other two.

Below is every line you will actually pay, what pushes each one up or down, and how to turn that into a real figure for your own market.

Nobody publishes this number. Ask a supplier and you get the price of their machine; ask a consultant and you get an American figure with a currency sign swapped. We are not going to publish ours either — a bracket from someone else’s building tells you very little about yours, and a number you cannot interrogate is worse than no number at all.

What this page does instead is name every line, tell you what moves it, and point you at the people who will actually invoice you. A contractor who has walked your unit, a supplier who has priced your device list, and a landlord who has named the term will give you a total you can defend to a lender. Nothing on the internet will.

The context for all of it is in how to open a med spa in Quebec. This page is the money, line by line.

Why the build-out swings so hard

A treatment room is a sink, a bed, light you can control and enough power for the device. The sink is the expensive part: if the plumbing stack is at the wrong end of the unit, every room you add pulls a drain line across the floor and the quote doubles. Ask where the stack is before you like the space, not after.

Electrical is the second surprise. A large platform can want a dedicated circuit, sometimes 240V, and an older building may not have the panel capacity to give you four of them. That is an electrician's site visit, not a guess — and it is cheap insurance against discovering it in week six.

The device decision is really three decisions

New or refurbished. A refurbished platform from a reputable reseller with transferable service can land at half the price of new. What you are buying alongside it is the service contract; without one, a fault takes the room out of production for as long as parts take.

Buy or lease. Leasing keeps the opening cheque small and turns the risk into a fixed monthly cost you must earn against whether the month is busy or quiet. With a thin runway, lease. Full comparison in lease or buy your equipment.

One platform or two. Two devices double the menu and double the fixed cost. A first clinic almost always does better filling one device's calendar than half-filling two. Pricing detail in what a laser machine costs in Canada.

Whatever you choose, confirm the model holds an active Health Canada licence before money moves. Class II, III and IV devices require one, and the Medical Devices Active Licence Listing is free and public.1 How to read it: is that laser Health Canada licensed?

The line that closes clinics

Operating runway is the row people cut when the budget gets tight, and it is the row that decides whether the clinic survives its first winter. A room earns nothing while it is empty. A new clinic's calendar does not fill in week one, or week six.

Fund six months of rent, payroll and marketing before you open. Not three. The clinics that get into trouble are rarely under-equipped — they are over-equipped and out of cash, making pricing decisions out of fear by month four, which is how a new clinic teaches its market that its prices are negotiable.

If the total with a full runway does not fit your capital, the fix is fewer rooms, not less runway.

What the government will lend against

Here the numbers are published rather than estimated. Under the Canada Small Business Financing Program a borrower can access up to $1.15 million, of which up to $1,000,000 is term loans — and no more than $500,000 of that may go to leasehold improvements and equipment combined, with a further $150,000 sub-cap for intangibles and working capital. The programme covers up to 90% of eligible costs.2

Read that against the table above and a useful rule appears: a first clinic designed to land under $500,000 of build-out plus equipment is financeable through a chartered bank on a federal guarantee. Above it, you are arranging the balance through BDC, vendor finance or your own capital. Every route is compared in how to finance a med spa in Canada.

Two costs people forget

Sales tax you can get back — but only if you registered

Aesthetic services are taxable supplies. Registering for GST and QST before you start spending lets you claim input tax credits on the build-out and the device, which at this stage is a meaningful sum on a large purchase. You may stay unregistered only while you are a small supplier — $30,000 or less over four consecutive quarters — which a clinic passes almost immediately.3 The order of operations is in registering a clinic business in Quebec.

The second language is a build cost, not a translation line

A Quebec clinic needs a French site, French signage and French materials from day one, and a mechanically translated site reads like one. Budget it as content. It is also the cheapest marketing advantage available here, because most competitors treat it as an afterthought.

A sanity check before you commit

Take your total, add 15%, and ask whether you could still open with six months of runway intact. Almost every project runs over somewhere — permits, a delivery date, an electrical panel — and the 15% is what stops an overrun turning into a shortened runway.

If the answer is no, the honest options are a smaller first clinic, a leased rather than purchased device, or a route with less first-year guesswork. Buying an existing clinic and franchising both trade capital for certainty in different ways: buying an existing med spa and independent or franchise.

New Age Spa operates four clinics in Greater Montreal and is opening the model to franchise partners in Quebec. The unit numbers behind it are shared with candidates under NDA rather than published.

Frequently asked

What is the minimum realistic budget?

There is no figure you can copy from someone else. Your floor is set by your room count, whether you lease or buy the device, and six months of your own rent and payroll. If a budget looks small, check whether the runway is in it — that is almost always what has been left out.

What drives the equipment cost?

Whether the platform is new or refurbished, and whether you buy or lease. Ask every supplier for both a purchase price and a lease quote, and ask for consumables and the service contract as separate annual figures — they are usually quoted last and they do not stop.

Can I open with one room?

You can, and the cost falls accordingly, but a single room caps revenue at whatever one person can perform in a day and leaves nothing running when that person is away. Two rooms is the usual floor for a business rather than a practice.

How much working capital do I actually need?

Six months of rent, payroll and marketing, calculated from your own lease and your own hiring plan. It scales with payroll, so it grows faster than any other line as you add rooms.

Does the Canada Small Business Financing Program cover a clinic?

Leasehold improvements and equipment are eligible, capped together at $500,000, with the programme covering up to 90% of eligible costs. Confirm the current terms with your lender — the programme's guidelines are public.
